Manager, Land Services Acquisition
Leads and directs real estate activities related to site acquisitions and facilities' operations to ensure maximum return and profitability in keeping with company goals. Advises and assists with site selection, site acquisition, leasing space, right-of-way and other functions relating to land acquisition, negotiation, and sale. Leads due diligence efforts, risk assessment, and coordinates with business development. Position requires extensive travel.
Key Responsibilities
- Coordinate and assist in the acquisition of easements and other real property rights needed to develop, construct and operate Nextera's assets;
- Oversee right-of-way acquisition firms and other land-related vendors, such as appraisal, survey and title companies as needed;
- Meet with key landowners and stakeholders to secure right-of-way;
- Support project development teams at public open houses and landowner meetings;
- Coordinate with the Legal Department in developing necessary documents;
- Coordinate with project, legal, environmental and engineering teams as applicable;
- Assist with efforts to obtain federal and state approvals; obtain and maintain licenses and permits for construction and operation of new and existing facilities;
- Review, track and coordinate execution of all documents necessary to secure property rights;
- Negotiate and settle damage claims associated with new or existing systems;
- Evaluate and review right-of-way acquisition companies to ensure goals and targets are being met consistently and within the required parameters; and
- Foster good landowner relations.
Required Qualifications High School Grad / GED:Required;Bachelor's Degree:Required;Experience:8+ years;
Preferred Qualifications
Requirements:
- Bachelor's degree in real estate, marketing, finance, business administration or related field
- Typically has 8+ years experience in real property acquisition for industry, real estate sales, development or leasing
- Law degree a plus.
Preferred Skills/Experience
- Extensive experience in closely-related right-of-way acquisition and other land services, including title work, surveying and appraisals;
- Extensive experience in negotiations and a proven track record in right-of-way acquisition;
- Experience in the energy industry, especially with linear infrastructure projects;
- Ability to effectively manage various contract land agents on multiple projects and successfully prioritizing and working on multiple tasks concurrently;
- Must be self-motivated, able to deliver desired, accurate results with minimal direction and supervision;
- Must be able to effectively direct and lead others on a team, directly and indirectly, and work collaboratively with other disciplines to complete projects;
- Willingness and ability to travel up to 60% of the time in order to fulfill the responsibilities of this position;
- Very strong oral, written and interpersonal communication skills; and
- Strong time management skills.
